We charge you absolutely nothing for our services. The apartment community pays us a referral fee for filling one of their vacant units. There are also no additional application fees or increased rents for using our services.

As long as the property is managed by a real estate brokerage or management company, we can work with you to fulfill your lease needs. This means we can show you and help you lease at nearly all available properties!

Typically, apartment communities ask their current tenants 60 days before their renewal date as to whether they will be moving or renewing their lease. Therefore it is best to start your search 45 to 60 days before you plan to move. You can reach out to us anytime though to discuss your lease needs and get a head start on the process!

Yes. All of our locators are fully licensed through the Texas Real Estate Commission with a Real Estate “Sales Agent” license. This license can take upwards of 3 months to obtain and is the same license that a full blown Real Estate Agent has.

Most rental properties require that you earn 3 times the rent amount in gross monthly income. This is a before tax amount. Most rental properties require you to have a gross (before taxes) income of equal to or greater than three times the rent amount in order to qualify. You will also need a credit score of about 650 or higher.

According to Texas real estate law, all persons 18 years of age or older, residing in the unit, must be listed on the lease.

A guarantor is someone who legally guarantees that the rent will be paid, along with assuming any additional financial responsibilities should the tenant default. A guarantor cannot be a tenant in the same domicile. Typically, guarantors need to have a gross income of 4-5 times the monthly rent and a credit score of about 700 or higher to qualify as a guarantor.

They also have complete access to the regional MLS (Multiple Listing Service), a restricted database that designated real estate agents subscribe to when looking for or listing a property for their clients.
